I love looking at the early Christmas stuff, We don't have a Hobby Lobby around here but I know Hallmark gets there ornaments displayed in July. I have to look at all the ornaments every time I go to the mall after they are set up. I do remember like 5-6 years ago one of the local Hallmark stores we went into to look at the ornaments and they weren't set up in the front of the store, so we asked where they were and we were told by an employee they were put in the back of the store because to many people were complaining "It was too early"
You know I hear people complain its too early in December every year, some people just don't appreciate the Holiday Season.

Good thing you had the inspection done and found out before buying.
If flooding is a problem, then even lowering the price may not be good enough. What would the resale value be for this property? Looking back in the history of this area, how bad has the flooding been in the past say 50 years or more (some major flooding only happens once evey # of years, is this area due for another one?)
Sorry, don't want to be a downer here, but I have been through this when my kids where small and these are some of the questions we where told to get answers to. Ended up saving us a lot of money and a big headache.
