Later this month Hobby Lobby will be putting Christmas goodies out! :???: They should have it all out by July.




I can't wait!!!!!!!!!! I love going there from july to october when no one else around has christmas stuff out. It really gets you in the christmas spirit.
 
Yes and it seems I am the only one browsing in those aisles getting funny looks from the other customers as to why I am looking at that stuff so early. Hehe....

Ugh - house drama!!!! We just found out the seller didn't disclose that the house is in a FLOOD ZONE!!! Apparently it doesn't flood (just some water in the basement with heavy rains - it's near a creek) but flood insurance is just so high! I am waiting to get some quotes and our agent is going to talk to the other agent and find out why the heck she didn't tell us this! If we can get the price down some, we might consider going through with the deal.. blah! Oh well, better we find out now and now in 2 days after we've paid for the appraisal, inspections, etc!

No more off weeks until july 17. Pocono this weekend. A track that junior usually isn't very good at but I guess there is always hope.

I love looking at the early Christmas stuff, We don't have a Hobby Lobby around here but I know Hallmark gets there ornaments displayed in July. I have to look at all the ornaments every time I go to the mall after they are set up. I do remember like 5-6 years ago one of the local Hallmark stores we went into to look at the ornaments and they weren't set up in the front of the store, so we asked where they were and we were told by an employee they were put in the back of the store because to many people were complaining "It was too early"
You know I hear people complain its too early in December every year, some people just don't appreciate the Holiday Season.

Looking back in the history of this area, how bad has the flooding been in the past say 50 years or more (some major flooding only happens once evey # of years, is this area due for another one?)

If flooding is a problem, then even lowering the price may not be good enough. What would the resale value be for this property? Looking back in the history of this area, how bad has the flooding been in the past say 50 years or more (some major flooding only happens once evey # of years, is this area due for another one?)

Apparently there is a small creek about a block away and the owner says they get a small amount of water in the basement during heavy rains.. she's lived there 20 years and hasn't had any major issues. I talked to a code enforcement agent at the borough hall and he said that it doesn't flood really, it's just in a "flood zone" or something. Who the heck knows! Our agent is doing a lot of research today and we're trying to figure everything out! It's a lot to consider but I'd rather know now than 2 days before settlement! Thanks for the tip - we definitely have a list of questions to get answered ASAP!
 
I work for a major insurance company...all flood insurance is governed by FEMA (Federal Government) so the price for that should be the same no matter where you go. Make sure your mortgage company requires it too because sometimes they suggest it but dont require you to purchase it. Also I know that something is going on with Congress right now and we cant write any new flood insurance in Maryland..this probably wont effect you and Im sure if everything goes through you wont be closing within a few weeks and by then Congress should have their act together and everything will be back to normal but to be safe you might want to bring this up...Im not sure if its just the state of MD or the whole US. Best of luck!

My mom is an insurance agent and said the same thing is going on in PA, too.. something about not being able to write any policies until June 7 at least??? Crazy!
 
tomorrow is a public holiday in Germany....so I am happy about that...unfortunately I couldn´t make the weekend longer by taking off from work for friday....didn´t work...anyway...will still have a few nice days...

OUCH - Flood insurance can be expensive. Our flood insurance is 3x more then our home owners insurance and it increases every year! When we bought our first house 10 yrs ago we were told that the basement got a little water during heavy rains. 3 months later Hurrican Floyd came through and we wound up with 6 FEET of water in our basement and our house surrounded by water. This happened 2 more times before we finally sold the house and moved. Talk to the neighbors around the house and ask them about flooding in the area.
 
Haha I do that too. They sometimes look at me funny, but I have caught a few people doing it as well. They just start to walk away as I come down the isle like they don't want to be "busted" for looking so early.

That is insane that people complain! If they don't like that it's out early, JUST DON'T LOOK! It's not like it's something offensive and inappropriate displayed. Lol! Our local Hallmark has a big Christmas in July celebration for one weekend. My husband and I were not the only ones there shopping for ornaments that weekend. The people there know us and when we stopped by in January we already were jokingly asking where are the 2010 ornaments. cheesy

OH MY GOSH - how scary!!!!!! Thanks for sharing your experience! I really don't want to live in fear with every rain storm... ahhhh, so many things to think about, but feet of water in my basement is not something I'd like to deal with, especially since we're coming into hurricane season!

Thanks again Minta and Christmasstar for your insight! We are going to do some serious due diligence to figure out all these answers.
